Business EnquiriesWe support the acquisition and disposition of offices, residential properties, hotels, retail, logistics assets and development sites through property introductions, review of terms, stakeholder coordination, and support through contracting and closing.
For owner-occupied homes, we support property selection and transactions with reference to location, budget and lifestyle requirements.
We support market research and feasibility assessment for refurbishment, conversion and alternative uses, including hotels, co-living and fitted offices. Implementation requires property-specific legal, building and contractual review.
Brokerage for the sale, purchase and leasing of physical real estate is performed by licensed real estate brokers. Legal, tax, architectural and other specialist services are undertaken by appropriately qualified or registered external professionals under their own responsibility.

We provide asset management and advisory services for overseas investors in Japanese real estate, together with the purchase, sale and brokerage of real estate trust beneficiary interests. We support acquisition, ownership and disposition and, during the holding period, provide analysis and advice on value enhancement with the aim of improving income performance and asset value.
Business EnquiriesWe support the assessment of target assets, transaction structures and business plans in line with client investment objectives. Legal and tax matters are reviewed with the relevant professionals.
We undertake property due diligence, financial analysis, review of acquisition terms and stakeholder coordination. Transactions involving real estate trust beneficiary interests and similar instruments are handled within the scope of the company’s registered business and applicable authority.
We analyze rents, occupancy and operating performance, identify options for improving income performance, and provide value enhancement advice and supporting reports.
We support the assessment of disposition timing and pricing, and coordinate transaction-related matters, taking account of market conditions and the alternative of continued ownership.

By connecting owners with service providers and addressing property-specific requirements, we support smooth day-to-day operations.
Business EnquiriesWe support administration during vacancy, including cleaning arrangements, mail collection, purchasing supplies and liaison with building management companies.
We research market conditions and leasing terms, organize leasing materials and coordinate with brokers. Lease brokerage is undertaken by licensed real estate brokers.
We organize repair plans, quotations, specifications and schedules, and coordinate communication between owners and design, construction and maintenance providers.
We support the organization of receipts and payments, preparation of management reports and administrative communication on lease renewals and terminations. Tax filings and tax advice are handled by tax accountants or other authorized professionals.
